Ancillary Income

Real Estate Investing Glossary – Malone Global University

Definition

Ancillary income (often shown as other income) is revenue a property generates that is separate from base rent. In both multifamily and commercial real estate, ancillary income can meaningfully support NOI—but it is typically more variable than rent and must be underwritten based on collectability, durability, and resident/tenant friction.

Why It Matters

Ancillary income can be a major lever for value creation because it often requires less capex than rent growth and can be implemented through operational changes. However, the best ancillary income is repeatable, low-friction, and clearly communicated—not dependent on punitive fees or aggressive collections.

How to Underwrite Ancillary Income

Example

A 200-unit property currently generates $35/unit/month in ancillary income: $18 utility bill-backs, $10 parking, $5 pet rent/fees, $2 storage. The new operator plans to add reserved parking and improve bill-back compliance, targeting $50/unit/month.

If most of the increase is collected and low-cost to administer, it can translate to real NOI and valuation impact.
