Base Year

Real Estate Investing Glossary – Malone Global University

Definition

In a commercial lease, the base year is the reference year used to establish a benchmark level of operating expenses. Tenants pay their proportionate share of any increases in operating expenses above the base year amount.

How a Base Year Lease Works

Example

Tenant pays 10% × $100,000 = $10,000 in additional rent.

Common in Gross Leases

Base year structures are typically used in:

Base Year vs. Expense Stop

Gross-Up Provisions

Landlords often “gross up” base year expenses to reflect stabilized occupancy (e.g., 95%) so that artificially low expenses during a lease-up year do not unfairly benefit tenants.
