Capital Account

Real Estate Investing Glossary – Malone Global University

Definition

A capital account is an internal accounting record maintained for each partner or member in a partnership or LLC. It tracks that investor’s economic interest in the entity.

The capital account increases with contributions and allocated profits, and decreases with distributions and allocated losses.

Basic Structure

Beginning Capital Account

+ Capital Contributions + Allocated Net Income − Allocated Net Loss − Distributions = Ending Capital Account

Why Capital Accounts Matter

Capital Account vs Cash Invested

A capital account is not the same as the amount of cash an investor originally contributed. It fluctuates over time based on allocations and distributions.

For example:

Ending Capital Account = $110,000

Role in Real Estate Syndications

In syndications, capital accounts are central to how preferred returns, promote structures, and return of capital are calculated.

Tax Considerations

Capital Account vs Tax Basis

While related, a capital account and an investor’s tax basis are not always identical.
