Capital Call

Real Estate Investing Glossary – Malone Global University

Definition

A Capital Call is a formal request by a partnership, syndicator, or fund manager for additional capital contributions from investors. Capital calls are typically used to cover operating shortfalls, fund capital expenditures (CapEx), pay down debt, or address unexpected financial needs.

Why Capital Calls Occur

How It Works

The partnership agreement or operating agreement outlines the sponsor’s authority to issue capital calls and defines investor obligations. Investors are usually required to contribute funds proportionally to maintain their ownership percentage.

Consequences of Not Funding

Example

A multifamily syndication raises $5 million in equity. Two years later, unexpected roof and plumbing repairs require an additional $500,000. The sponsor issues a capital call. Investors must contribute proportionally to preserve their ownership stakes.
