Change Order

Real Estate Investing Glossary – Malone Global University

Definition

A change order is a written modification to an existing construction or renovation contract that changes the scope of work, price, schedule, or specifications after the project has started. Change orders are normal in real estate projects, but unmanaged change orders are one of the fastest ways to blow a budget and miss a timeline.

What a Change Order Should Include

Common Causes

Why It Matters to Investors

In underwriting, base CapEx budgets assume a defined scope and a predictable unit cost. Change orders introduce cost volatility and timeline risk, which can reduce NOI (delayed lease-up), increase carry costs, and compress returns.

Controls That Prevent Budget Blowouts

Example

During a unit renovation, the contractor discovers water damage behind the vanity. The change order proposes: replace 12 sq ft of drywall, treat/prime, replace baseboard, and repaint the bathroom wall.

Once approved, the change becomes part of the contract and the project budget baseline is updated.
