Covenant

Real Estate Investing Glossary – Malone Global University

Definition

A covenant is a legally binding promise within a loan, mortgage, or lease agreement that requires a party to take — or refrain from taking — specific actions. Covenants are used to control risk and protect contractual interests.

Types of Covenants

Why Covenants Matter

Covenants provide early warning signals for lenders and landlords. A breach may trigger a technical default even if payments are current. This allows risk mitigation before financial deterioration becomes severe.
