Debt Service

Real Estate Investing Glossary – Malone Global University

Definition

Debt service is the total required payment of principal and interest on a loan over a specific period, typically calculated on an annual basis for underwriting. It represents the cash obligation an investor must meet before any equity distributions.

How It’s Calculated

Debt service depends on:

General formula (amortizing loan)

Interest-Only Example

If a $5,000,000 loan carries a 6% interest-only rate:

Amortizing Example

A $5,000,000 loan at 6% interest amortized over 30 years would have a higher annual payment because principal is repaid along with interest.

Why It Matters

Debt Service Coverage Ratio (DSCR)

Lenders evaluate loan safety using the Debt Service Coverage Ratio (DSCR):

A DSCR of 1.25 means the property generates 25% more income than required to cover debt payments. Most lenders require DSCR above 1.20–1.30.
