Discount Rate

Real Estate Investing Glossary – Malone Global University

Definition

The discount rate is the rate used to translate future cash flows into a present value in a discounted cash flow (DCF) model. Conceptually, it represents your required return for the risk you are taking and the opportunity cost of tying up capital.

How It’s Used

In a DCF, each year’s projected cash flow is discounted back to today, then summed. The discount rate is the “time and risk” penalty applied to future dollars.

Common formulas

What the Discount Rate Represents

Discount Rate vs. Cap Rate vs. IRR

Why It Matters

The discount rate is one of the strongest drivers of DCF value. A higher discount rate lowers present value (you demand more return), and a lower discount rate raises value (you accept less return).

Example

Suppose you expect a single cash flow of $100,000 one year from now.

Same cash flow, different required return → different value today.
