Plat Map

Real Estate Investing Glossary – Malone Global University

Definition

A plat map (often just “plat”) is a recorded map that shows how a larger tract of land is subdivided into lots, blocks, streets, and related features like easements and rights-of-way. Plats are filed with a local recording office and become part of the public record.

What a Plat Map Typically Shows

Plat Map vs. Survey

Investors often confuse plats with surveys. A plat is a recorded subdivision map showing intended parcel layout. A survey is a site-specific field measurement prepared by a licensed surveyor that confirms where the property lines and improvements sit in the real world.

Why It Matters

Plat maps are foundational for boundary clarity, access, and use constraints. They help investors quickly see whether a property is part of a platted subdivision, what easements affect it, and how it connects to streets and utilities.

Investor Uses

Example

A buyer plans to expand parking behind a retail building. The recorded plat shows a 10-foot utility easement along the rear lot line and a drainage easement cutting through the corner. Even if the area looks “unused,” these easements may prevent paving, adding lighting, or building structures without utility approval.
