Positive Leverage

Real Estate Investing Glossary – Malone Global University

Definition

Positive leverage occurs when the cost of borrowed funds is lower than the property’s capitalization rate (cap rate), allowing debt to increase returns to equity investors.

Core Concept

Leverage enhances equity returns when the return on the asset exceeds the cost of debt. The difference between the two is known as the positive spread.

Simple Example

Property Cap Rate: 7%
Loan Interest Rate: 5%

Because the property yields 7% and debt costs 5%, the 2% spread increases the return on invested equity.

Mathematical Relationship

If:
Cap Rate > Cost of Debt → Positive Leverage

If:
Cap Rate < Cost of Debt → Negative Leverage
