Definition

Rent comps (short for rental comparables) are market data points from similar properties used to estimate what a unit should rent for today. Investors use rent comps to validate market rent, test renovation premiums, and avoid underwriting rents that the tenant base cannot support.

What Makes a Good Rent Comp

Strong comps are truly comparable and recent. The best comps match the subject property on:

Asking Rent vs. Effective Rent

A common trap is underwriting to advertised “asking rents” without adjusting for concessions and fees. Two units can show the same asking rent but have different economics once incentives are included.

How Investors Use Rent Comps

Practical Process

  1. Define the comp set: pick 5–12 nearby properties that compete for the same renter.
  2. Compare like-for-like: match by unit type and renovation level (not property averages).
  3. Normalize the numbers: adjust for concessions and recurring fees to get effective rent.
  4. Weight intelligently: give more weight to the most similar and most recent comps.
  5. Reality-check: confirm with occupancy/vacancy and leasing velocity (are they actually getting those rents?).

Example

A comp property advertises a 1BR at $1,850 with one month free on a 12-month lease. The approximate first-year effective rent is:

If you underwrite to $1,850 without adjusting for concessions, you may overstate income—especially during a competitive lease-up period.
