Definition
Rent per square foot is a leasing metric calculated by dividing a property's rent amount by its total square footage. It allows investors and landlords to compare rental pricing across properties of different sizes.
Formula
- Monthly Rent Per SF = Monthly Rent ÷ Total Square Feet
- Annual Rent Per SF = Annual Rent ÷ Total Square Feet
Example
A tenant leases 2,000 square feet of office space at $5,000 per month.
- Monthly Rent Per SF = 5,000 ÷ 2,000 = $2.50 per SF
- Annual Rent Per SF = 2.50 × 12 = $30 per SF per year
Why It Matters
Rent per square foot is one of the primary ways investors measure leasing performance and market positioning. It helps determine whether a property is:
- Under-rented compared to market comps
- Overpriced relative to similar properties
- Improving through renovation or repositioning
- Generating sufficient income to support debt service
Gross vs. Net Rent
In commercial real estate, rent per square foot may be quoted as:
- Gross rent: Includes some or all operating expenses
- Net rent (NNN): Tenant pays base rent plus taxes, insurance, and CAM separately
Always confirm whether quoted rents are gross or net when comparing properties.
Multifamily Application
In apartment investing, rent per square foot is often used alongside price per unit and price per square foot. Smaller units may command higher rent per square foot even if total rent is lower.
Limitations
- Does not account for operating expenses
- Ignores lease term length and credit quality
- Does not reflect concessions or free rent
- Can vary widely based on layout efficiency
Investor Perspective
Rent per square foot is a comparative metric, not a valuation method. Strong underwriting focuses on total Net Operating Income (NOI), lease structure, and sustainability of rents over time.
Common Pitfalls
- Comparing gross to net rents without adjusting for expenses
- Ignoring concessions that temporarily inflate stated rents
- Overlooking usable vs. rentable square footage
- Assuming higher rent per SF equals better investment
