Valuation

Real Estate Investing Glossary – Malone Global University

Definition

Valuation is the process of determining the economic value of a real estate asset. In commercial real estate, value is primarily driven by income potential, market demand, risk profile, and comparable transactions.

Primary Valuation Methods

1. Income Approach

The most common method in income-producing real estate. Value is based on the property’s ability to generate Net Operating Income (NOI).

2. Sales Comparison Approach

Value is derived from recent sales of comparable properties (“comps”), adjusted for size, condition, location, and lease structure.

3. Cost Approach

Value is estimated based on land value plus replacement or reproduction cost, minus depreciation. More common in special-use or new construction assets.

Example (Income Approach)

A property produces $2,000,000 in NOI. Market cap rates are 6.5%.

This reflects how income and market return requirements determine pricing.

Factors That Influence Valuation

Market Value vs. Investment Value

Market value reflects what typical buyers would pay. Investment value reflects what a specific investor is willing to pay based on their required return, tax position, or strategic objectives.

Investor Perspective

Professional investors focus on valuation through the lens of required returns. Rather than chasing market pricing, disciplined underwriting starts with projected NOI and works backward to determine maximum purchase price.
