Watchlist

Real Estate Investing Glossary – Malone Global University

Definition

A watchlist is a designation used by loan servicers to identify performing loans that exhibit signs of potential risk. While the borrower may still be current on payments, financial, operational, or market indicators suggest the loan warrants closer monitoring.

Who Places Loans on Watchlist?

In CMBS structures, the master servicer typically manages the watchlist for performing loans. If issues escalate or default becomes imminent, the loan may transfer to the special servicer.

Investor Implications

Example

A retail property with a CMBS loan experiences a 20% drop in occupancy due to tenant rollovers. DSCR declines to 1.15x from 1.35x the prior year. Although payments remain current, the master servicer places the loan on the watchlist due to elevated refinance risk at maturity.
