Project 20 — Capstone Project

Prepare a Complete Residential Building Site

Plan, execute, inspect, document, and hand off a complete residential building site by integrating the applicable work of Projects 1 through 19, producing a construction-ready site with verified layout, access, earthwork, drainage, subgrade, environmental controls, records, and formal handoff.

Field Cue System

These cues appear at the point of work throughout the capstone integration. They identify safety, code, documentation, and verification issues that apply when combining the applicable work of Projects 1 through 19 into one complete site-preparation sequence.

△

Safety Cue

Task-specific safety guidance carried forward from the originating project for each phase of the capstone sequence.

✋

Critical Safety Cue

A condition that must stop the capstone sequence until corrected and reverified before proceeding to the next phase.

⛑

Field Safety Cue

Practical work-area safety while moving among layout, excavation, drainage, and access phases across a single active site.

▤

Code Alert

Local requirements vary. Confirm current permits, utility-locate status, and jurisdictional inspection requirements before each phase of the capstone.

▧

Manufacturer Cue

Follow manufacturer-specified installation and verification methods for any proprietary drainage, geotextile, vapor-barrier, or erosion-control product used in the integrated sequence.

▱

Measurement Cue

Verification guidance for carrying dimensions, elevations, and tolerances established in earlier projects forward without loss of accuracy through later phases.

Job Overview

This capstone project qualifies you to plan, execute, inspect, document, and hand off a complete residential building site by integrating the applicable competencies of Projects 1 through 19. The finished work product is a construction-ready residential building site with verified layout, access, earthwork, drainage, subgrade, environmental controls, records, and a formal handoff to the foundation or construction team. This project begins only after Projects 1 through 19 have been completed individually and their competencies demonstrated, and it does not teach any new technique that was not already taught in an earlier project; it requires you to plan, sequence, and integrate that prior work on one continuous site under a single project scope, permit set, and readiness decision.

You will review the approved capstone site plan, scope, permits, utility information, soil information, drainage requirements, and handoff criteria; prepare a complete site logistics, safety, access, erosion-control, inspection, and documentation plan; conduct the existing-conditions assessment and issue the site-readiness decision; establish property, baseline, benchmark, building, and protected-area controls; stake, square, verify, record, and protect the building layout; install required temporary drainage, erosion control, access, and property-protection systems; clear and strip only the approved disturbance area; separate and protect topsoil, structural fill, spoil, reusable material, and waste; perform approved excavation and trenching operations; identify and escalate unsuitable soil, groundwater, utility conflicts, overexcavation, instability, and plan conflicts; prepare and compact subgrades, fills, building pads, and access surfaces; install aggregate, vapor-control, drainage, or bedding assemblies included in scope; maintain elevations, slopes, setbacks, dimensions, and drainage throughout the work; protect utilities, waterproofing, drainage, and completed work during backfill and grading; establish rough and final drainage conditions required for handoff; complete restoration, stabilization, and housekeeping work; perform chapter-level inspections and arrange required official inspections; compile measurement records, compaction results, photographs, material records, approvals, and correction records; conduct the complete site-readiness inspection; prepare and complete the punch list; reinspect every corrected item; and deliver the final site record, maintenance requirements, remaining controls, and foundation-construction handoff.

This is the twentieth and final project in the site preparation sequence. It depends on every prior project in this book: the existing-conditions assessment of Project 1; the layout, squaring, and benchmarking of Projects 2 and 3; the clearing and stripping of Project 4; the footing excavation of Project 5; the subgrade compaction of Project 6; the aggregate base and vapor barrier of Project 7; the temporary drainage and erosion control of Project 8; the utility trenching of Project 9; the rough grading of Project 10; the slab building pad of Project 11; the foundation backfill of Project 12; the foundation drainage of Project 13; the final site drainage of Project 14; the temporary construction access of Project 15; the foundation-inspection preparation of Project 16; the restoration of Project 17; the final site cleanup of Project 18; and the complete site-readiness inspection of Project 19. There is no further project in this book; the certification produced here is the controlling record delivered to the foundation or construction trade.

Skills You Will Demonstrate

  • SP-115 — Review the approved capstone site plan, scope, permits, utility information, soil information, drainage requirements, and handoff criteria, and prepare the complete site logistics, safety, access, erosion-control, inspection, and documentation plan.
  • SP-116 — Conduct the existing-conditions assessment and issue the site-readiness decision; establish property, baseline, benchmark, building, and protected-area controls; and stake, square, verify, record, and protect the building layout.
  • SP-117 — Install required temporary drainage, erosion control, access, and property-protection systems; clear and strip only the approved disturbance area; and separate and protect topsoil, structural fill, spoil, reusable material, and waste.
  • SP-118 — Perform approved excavation and trenching operations; identify and escalate unsuitable soil, groundwater, utility conflicts, overexcavation, instability, and plan conflicts; and prepare and compact subgrades, fills, building pads, and access surfaces.
  • SP-119 — Install aggregate, vapor-control, drainage, or bedding assemblies included in scope; maintain elevations, slopes, setbacks, dimensions, and drainage throughout the work; protect utilities, waterproofing, drainage, and completed work during backfill and grading; and establish rough and final drainage conditions required for handoff.
  • SP-120 — Complete restoration, stabilization, and housekeeping work; perform chapter-level inspections and arrange required official inspections; compile the complete project record; conduct the complete site-readiness inspection; prepare, complete, and reinspect the punch list; and deliver the final site record and foundation-construction handoff.

Where This Skill Fits

Every prior project in this book must already be individually complete before this capstone begins; this project does not substitute for demonstrating any single earlier competency and does not reteach any technique already taught in Projects 1 through 19. Its purpose is to require the learner to plan and sequence that entire body of work as one continuous, permit-governed site-preparation effort, rather than as nineteen disconnected exercises.

This project stands at the end of Book 2 and produces the final record handed to the foundation or construction trade. Because the site-readiness certification or conditional-readiness record produced in Project 19 is the controlling document for this handoff, this capstone does not repeat that certification process from scratch; it relies on the Project 19 record as the final readiness decision for the completed capstone site, updated only for any additional corrective work identified during this integration.

Scope and Intended Use

This project covers:

  • planning and sequencing the applicable work of Projects 1 through 19 as one continuous, permit-governed site-preparation effort
  • conducting the existing-conditions assessment and layout controls required before earthwork begins
  • installing the temporary drainage, erosion control, access, and property-protection systems the capstone site requires
  • clearing, stripping, excavating, trenching, and preparing subgrades, fills, building pads, and access surfaces within the approved scope
  • installing aggregate, vapor-control, drainage, and bedding assemblies included in the capstone scope
  • maintaining elevations, slopes, setbacks, dimensions, and drainage across every phase of the integrated sequence
  • completing restoration, housekeeping, and the complete site-readiness inspection
  • preparing, completing, and reinspecting a punch list and delivering the final foundation-construction handoff

This project does not authorize the learner to:

  • begin this capstone before individually completing and being assessed on Projects 1 through 19
  • substitute this capstone's integration work for the individual competency assessment required in any earlier project
  • omit, merge, or reorder a required phase of the integrated sequence without documenting the reason, consistent with the book-level authoring rule controlling every project in this book
  • invent a site dimension, equipment limit, trench depth, slope, compaction value, code requirement, or inspection tolerance not supplied by the capstone site plan, manufacturer, engineer, utility authority, or local jurisdiction
  • certify site readiness or conduct the formal handoff while any critical deficiency identified during the capstone inspection remains uncorrected

Any condition discovered during this capstone that exceeds the learner's authorized corrective scope must be escalated to the responsible engineer, jurisdiction, or supervisor before the affected phase continues.

Reference Conventions

Use these references, established across Projects 01 through 19, throughout this capstone. Do not redefine them.

Prerequisites

Common Field Fundamentals

A capstone integration only serves its purpose if each phase is completed, verified, and protected in the order this project requires before the next phase begins. Treating the capstone as a checklist to complete in any convenient order, rather than as a controlled sequence where each phase depends on the one before it, can allow an undetected deficiency in an early phase to compromise every phase built on top of it.

Planning and scopeLogistics, safety, documentation plan
Assessment and layoutReadiness decision, controls, staking
Protection systemsDrainage, erosion control, clearing
EarthworkExcavation, trenching, subgrade, fill
Assemblies and drainageAggregate, vapor control, backfill protection
Restoration and inspectionHousekeeping, chapter and official inspections

Punch list and handoffCorrection, reinspection, formal transfer

Working Through the Integrated Sequence

Each section of this capstone depends on the sections before it. Beginning excavation before the layout is squared and protected, or attempting the site-readiness inspection before restoration and housekeeping are complete, produces an unreliable result. Work through Sections E through K of this project in the order given, and recheck an earlier section if a later phase reveals a discrepancy. If a deficiency exceeds this project's corrective authority, stop and escalate to the responsible engineer, jurisdiction, or supervisor before continuing.

E. Capstone Planning and Documentation

  1. Review the approved capstone site plan, scope, permits, utility information, soil information, drainage requirements, and handoff criteria. Confirm every document required by Projects 1 through 19 is available and current for the full capstone site.
  2. Prepare the complete site logistics, safety, access, erosion-control, inspection, and documentation plan. Sequence the applicable phases of Projects 1 through 19 into one continuous plan and identify every internal and official inspection required along the way.

F. Existing-Conditions Assessment and Layout Controls

  1. Conduct the existing-conditions assessment and issue the site-readiness decision. Apply the Project 1 sequence to the full capstone site before any layout, clearing, or excavation begins.
  2. Establish property, baseline, benchmark, building, and protected-area controls. Apply the Project 2 sequence to install offset stakes, batter boards, and string lines from the approved site plan.
  3. Stake, square, verify, record, and protect the building layout. Apply the Project 3 sequence to square the layout using diagonal measurements and the 3-4-5 method, verify dimensions, and protect the finished layout.

G. Protection Systems, Clearing, and Material Separation

  1. Install required temporary drainage, erosion control, access, and property-protection systems. Apply the Project 8 sequence before additional soil disturbance beyond the approved clearing limits.
  2. Clear and strip only the approved disturbance area. Apply the Project 4 sequence, preserving protected vegetation, utilities, and neighboring property.
  3. Separate and protect topsoil, structural fill, spoil, reusable material, and waste. Establish and stabilize stockpiles per the Project 4 sequence before earthwork begins.

H. Excavation, Trenching, and Subgrade Preparation

  1. Perform approved excavation and trenching operations. Apply the Project 5 and Project 9 sequences to excavate footing and utility trenches to approved dimensions and depths.
  2. Identify and escalate unsuitable soil, groundwater, utility conflicts, overexcavation, instability, and plan conflicts. Stop work and obtain direction before correcting any condition exceeding this project's authorized scope.
  3. Prepare and compact subgrades, fills, building pads, and access surfaces. Apply the Project 6, 10, 11, and 15 sequences to compact fill in controlled lifts and verify each required elevation.

I. Assemblies, Drainage, and Backfill Protection

  1. Install aggregate, vapor-control, drainage, or bedding assemblies included in scope. Apply the Project 7, 9, and 13 sequences for the aggregate base, vapor barrier, utility bedding, and foundation drainage included in the capstone scope.
  2. Maintain elevations, slopes, setbacks, dimensions, and drainage throughout the work. Reverify controls from Sections F through H at each subsequent phase before continuing.
  3. Protect utilities, waterproofing, drainage, and completed work during backfill and grading. Apply the Project 12 sequence when backfilling around the foundation.
  4. Establish rough and final drainage conditions required for handoff. Apply the Project 10 and Project 14 sequences to shape rough and final grades that direct water away from the building area.

J. Restoration, Housekeeping, and Readiness Inspection

  1. Complete restoration, stabilization, and housekeeping work. Apply the Project 17 and Project 18 sequences to restore disturbed areas and perform final site cleanup.
  2. Perform chapter-level inspections and arrange required official inspections. Apply the Project 16 sequence to prepare the site for foundation inspection and coordinate jurisdictional inspections at the required stages.
  3. Compile measurement records, compaction results, photographs, material records, approvals, and correction records. Assemble the complete record package from every phase of this capstone.
  4. Conduct the complete site-readiness inspection. Apply the Project 19 sequence to the full capstone site and confirm or update its readiness decision for the completed capstone scope.

K. Punch List and Final Handoff

  1. Prepare and complete the punch list. Consolidate every unresolved deficiency identified during the capstone inspection, assign a responsible party and reinspection method to each.
  2. Reinspect every corrected item. Confirm every punch-list item now meets the acceptance criteria before proceeding to handoff.
  3. Deliver the final site record, maintenance requirements, remaining controls, and foundation-construction handoff. Transfer the complete record package, site-readiness decision, punch-list closure, and post-handoff requirements, and obtain the receiving party's signed acknowledgment.

Skill Check

  1. Why must Projects 1 through 19 be individually completed and assessed before this capstone begins, rather than folded into the capstone itself?
  2. Why must the capstone logistics, safety, access, erosion-control, inspection, and documentation plan be prepared before any earthwork begins?
  3. Why must the site-readiness decision and layout controls of Sections E and F be complete before the protection systems, clearing, and earthwork of Sections G and H begin?
  4. Why must a control point, benchmark, or dimension from an earlier project be reverified rather than assumed current at each later phase?
  5. Why must the capstone punch list be reconciled against the Project 19 deficiency list rather than built independently?
  6. Why must a deficiency exceeding the learner's authorized corrective scope be escalated rather than resolved informally during any phase of the capstone?
  7. Why must every punch-list item be reinspected before the final site record is completed?
  8. Why must the complete site-readiness inspection in Section J be performed against the full capstone site rather than assumed complete from Project 19 alone?
  9. Why must post-handoff controls, maintenance, and monitoring requirements be documented as part of the final site record?
  10. What must be true of the final site record before the foundation or construction team assumes complete site responsibility?

Project Closeout

You have completed the twentieth and final project in the site preparation sequence: integrating the applicable work of Projects 1 through 19 into one complete, construction-ready residential building site. This project required you to review the capstone site plan and prepare the complete logistics, safety, access, erosion-control, inspection, and documentation plan (SP-115), conduct the existing-conditions assessment and establish and protect the building layout (SP-116), install protection systems and separate and protect site materials (SP-117), perform excavation, trenching, and subgrade preparation while escalating conditions beyond your authority (SP-118), install required assemblies and establish and protect drainage throughout the work (SP-119), and complete restoration, housekeeping, the complete site-readiness inspection, the punch list, and the final formal handoff (SP-120).

You now have a construction-ready residential building site with verified layout, access, earthwork, drainage, subgrade, environmental controls, records, and formal handoff, and a complete record of all 120 competencies demonstrated across this book.

Preserve the complete final site record, punch list, and handoff documentation. This record is the controlling reference the foundation and construction trades rely on for the site condition at the time of handoff.
