Job Overview

This project qualifies you to verify that the horizontal and vertical layout delivered from Book 2 matches the approved foundation documents before any footing form, reinforcement, or concrete work begins. The finished work product is a documented, corrected, and released foundation layout: a completed Foundation Layout Verification Worksheet, a set of protected horizontal and vertical controls, and photographs of every verified control point.

You will assemble the controlling documents, inspect the work area and existing layout controls, identify the reference corner, baseline, and benchmark, measure the principal foundation dimensions and both diagonals, verify footing centerlines and elevation changes, transfer required elevations to protected controls, resolve any conflicts with a qualified professional, and record and photograph the verified layout.

This is the first project in this book. It assumes Book 2 has delivered a prepared and documented building site with an established survey baseline, benchmark, and staked footprint. No formwork, reinforcement, or concrete placement may begin until this project's verification and release steps are complete and recorded.

Skills You Will Demonstrate

  • FN-001 — Verify the building footprint against the approved foundation plan.
  • FN-002 — Confirm required setbacks from the approved survey or site plan.
  • FN-003 — Check both building diagonals against the approved plan and stated tolerance.
  • FN-004 — Verify footing locations, including centerlines, pads, steps, and changes in elevation.
  • FN-005 — Confirm benchmark and control-point elevations from the protected benchmark.
  • FN-006 — Document foundation-layout readiness and release the work for footing formwork.

Where This Skill Fits

Book 2 delivered a prepared site with an established baseline, benchmark, and staked footprint. This project applies verification discipline to that delivered layout before any concrete-related work begins: every footing form built in Project 02, every reinforcement placement in Project 03, and every concrete pour from Project 04 forward depends on the horizontal and vertical controls confirmed and protected here.

The comparison method used in this chapter — measuring from a single defined corner and confirming diagonals against each other, not only against the plan dimension — is the same discipline used later in this book to confirm slab-form squareness in Project 14 and to compare foundation dimensions during the Chapter 20 capstone.

Scope and Intended Use

This project covers:

  • assembling and reviewing the approved site plan, foundation plan, structural details, survey information, benchmark record, permit conditions, and prior inspection documentation
  • inspecting the work area and existing layout controls for damage or disturbance
  • identifying the controlling property line, survey monument, baseline, benchmark, and building reference corner
  • measuring principal foundation dimensions, diagonals, footing centerlines, and elevation changes from defined references
  • verifying benchmark and control-point elevations and transferring them to protected controls
  • identifying conflicts and obtaining direction from a surveyor, engineer, inspector, or designer
  • recording, photographing, and releasing a verified foundation layout

This project does not authorize the learner to:

  • establish a new property-boundary survey, resolve a boundary dispute, or set a new legal survey monument; these require a licensed surveyor
  • excavate, build formwork, install reinforcement, or place concrete before this project's verification and release steps are complete
  • revise the approved foundation plan, structural details, or setback requirements on their own authority
  • disturb, remove, or relocate a property-line monument, survey control point, or benchmark without documented authorization

Any control point, benchmark, dimension, diagonal, or elevation that fails verification must be corrected, replaced, or escalated to a qualified professional before layout work continues.

Reference Conventions

Establish these references before any verification measurement begins, and do not change them mid-verification.

TermDefinition
Building reference cornerThe single corner of the foundation footprint from which principal dimensions and diagonals are measured for this verification
BaselineThe fixed survey line, established in Book 2, from which the building orientation and setbacks are confirmed
BenchmarkThe protected fixed-elevation reference point from which every footing-bottom, top-of-footing, top-of-wall, slab, and sill elevation is verified
Survey monumentThe legal property-boundary marker from which the approved setbacks are measured; never disturbed, removed, or relocated by the learner
Control pointAny stake, batter board, grade stake, or marked reference used to hold a verified horizontal or vertical position for later work
DiagonalThe measured distance between two opposite corners of the building footprint, used to confirm the footprint is square when compared to the opposite diagonal

Reference and Verification Record

Before verifying any dimension, record the selected references directly on the Foundation Layout Verification Worksheet:

Site name/address: ______     Building reference corner: ______     Baseline reference: ______     Benchmark reference: ______

Date started: ____________     Verifier name: ____________

Prerequisites

Common Field Fundamentals

Every layout verification in this book, from this chapter's foundation footprint to the Chapter 20 capstone handoff, follows the same sequence: assemble the controlling documents, confirm the fixed references, measure from those references only, compare against the approved plan and stated tolerance, and record every result before releasing the work. Learning that sequence here, before any concrete work begins, means every later verification task starts from a method you already trust.

Footprint checkPrincipal dimensions measured from the building reference corner
Diagonal checkBoth diagonals measured and compared to each other and to plan
Setback checkDistances from the survey monument or baseline to the footprint
Elevation checkFooting-bottom, top-of-footing, top-of-wall, slab, and sill elevations from the benchmark

Reference Corner, Baseline, and Benchmark

Every principal dimension and diagonal in this verification is measured from the single building reference corner identified in Step 4. Every elevation is verified from the single protected benchmark identified in the same step. Do not substitute a different corner or a different elevation reference partway through the verification; doing so produces measurements that cannot be reconciled against each other or against the approved plan.

C. Document and Control-Point Takeoff

  • Controlling documents: approved site plan, foundation plan, structural details, survey information, benchmark record, permit conditions, and prior inspection documentation, assembled before any measurement begins.
  • Control points: every batter board, stake, and flagged point delivered from Book 2, inspected for damage or disturbance before use.
  • Replacement materials: stakes, batter-board lumber, duplex nails, and flagging sufficient to restore any damaged or disturbed control point identified in Steps 3 and 13.
  • Escalation contact: a named surveyor, engineer, inspector, or designer identified before verification begins, for use if a conflict is found in Steps 14–15.

D. Acceptance Standards

CheckStandard
Principal dimensionsWithin the tolerance stated on the approved foundation plan; if no tolerance is stated, treat any measured difference as a conflict requiring escalation per Step 15
DiagonalsThe two diagonals differ from each other by no more than the tolerance stated on the approved foundation plan; both diagonals match the plan-calculated diagonal within the same tolerance
SetbacksMatch the approved survey or site plan; any discrepancy is a stop-work condition requiring surveyor or designer direction
Footing locationsCenterlines, pads, steps, and elevation changes match the approved foundation plan
ElevationsFooting-bottom, top-of-footing, top-of-wall, slab, and sill elevations match the approved foundation plan and structural details as verified from the protected benchmark
Control-point conditionEvery control point relied upon is undamaged, undisturbed, and located outside concrete-placement, form-removal, equipment, and backfill disturbance zones
ProcedureDocument review, site inspection, measurement, elevation verification, conflict resolution, and photographic recording completed independently

E. Preparation — Document Review and Site Inspection

  1. Assemble the approved site plan, foundation plan, structural details, survey information, benchmark record, permit conditions, and prior inspection documentation. Confirm the document set is complete before proceeding to Step 2.
  2. Confirm that the site is released for foundation work and that required layout controls remain protected and readable. Obtain written confirmation from the Book 2 handoff record before disturbing any control point.
  3. Inspect the work area for standing water, unstable excavation edges, disturbed bearing surfaces, damaged batter boards, missing stakes, and equipment conflicts. Record every condition found before continuing.

F. Establishing References

  1. Identify the controlling property line, survey monument, baseline, benchmark, and building reference corner. Mark the selected building reference corner on the worksheet before any measurement.
  2. Verify the building orientation and required setbacks from the approved survey or site plan. Measure each required setback from the survey monument or baseline identified in Step 4.

G. Dimensional and Diagonal Verification

  1. Measure the principal foundation dimensions from the specified control references. Hook the tape on the building reference corner for every principal dimension.
  2. Measure both building diagonals from the same defined corner references. Record each diagonal measurement immediately after taking it.
  3. Compare measured dimensions and diagonals with the approved plan and stated tolerance. Identify any measurement outside the stated tolerance before continuing.

H. Footing Location and Excavation Verification

  1. Verify footing centerlines, wall faces, pier locations, thickened areas, steps, pads, and changes in elevation. Compare each location to the approved foundation plan.
  2. Confirm that excavation limits provide the required working room without disturbing property or protected site features. Note any excavation limit that conflicts with a property line, easement, or protected feature.

I. Elevation Verification and Control Transfer

  1. Verify footing-bottom, top-of-footing, top-of-wall, slab, and sill elevations from the protected benchmark. Use the calibrated laser level or optical level and rod for every elevation check.
  2. Transfer required elevation references to protected grade stakes, batter boards, form-control stakes, or other approved controls. Mark each transferred elevation clearly and note its location on the worksheet.
  3. Confirm that control points are located outside concrete-placement, form-removal, equipment, and backfill disturbance zones. Relocate any control point found inside a disturbance zone to an approved protected position.

J. Conflict Resolution

  1. Identify conflicts involving dimensions, setbacks, excavation, utilities, soil conditions, or plan revisions. Record each conflict with its measured value and the approved-plan value.
  2. Stop work and obtain surveyor, engineer, inspector, or designer direction for any unresolved conflict. Do not proceed past an unresolved conflict on independent judgment.
  3. Correct authorized layout discrepancies and repeat all affected measurements. Re-verify every dimension, diagonal, setback, and elevation affected by the correction.

K. Recording and Release

  1. Record final dimensions, diagonals, setbacks, footing references, benchmark elevations, and correction history. Complete every field on the Foundation Layout Verification Worksheet.
  2. Photograph the verified controls from fixed reference positions. Photograph the building reference corner, benchmark, and every transferred control point.
  3. Complete the foundation-layout readiness checklist and release the work for Chapter 2 only after all required checks pass. Sign and date the release section of the worksheet.

Common Layout Inspection

Inspect every verification item using the same checks regardless of which dimension, diagonal, setback, or elevation it applies to.

Complete the Foundation Layout Verification Worksheet in the Inspection Checklist section below before releasing the work for Project 02.

Skill Check

  1. Why must every principal dimension and diagonal be measured from the same building reference corner rather than from a previously measured intermediate point?
  2. What is the difference between a setback verified from a survey monument or baseline and one estimated from a fence or an assumed property line?
  3. What does it mean if the two measured diagonals differ from each other by more than the plan's stated tolerance?
  4. What is the required response when a conflict is identified involving dimensions, setbacks, excavation, utilities, soil conditions, or plan revisions?
  5. Why must elevation references be verified from a single protected benchmark rather than from a convenient nearby point?
  6. Why must control points be located outside concrete-placement, form-removal, equipment, and backfill disturbance zones?
  7. What must the learner do before relying on a control point that appears damaged or disturbed?
  8. What are three possible causes of an elevation reading that does not match the approved plan, and how does the learner confirm which one occurred?
  9. Why is photographing each control point immediately after verification more reliable than photographing all controls at the end of the day?
  10. Why must footing formwork not begin until the foundation-layout readiness checklist has passed and the work has been formally released?

Performance Check

With every dimension, diagonal, setback, footing location, and elevation verified and recorded, review the finished worksheet against the Acceptance Standards table and confirm every principal dimension is within the plan's stated tolerance, both diagonals match each other and the plan within tolerance, every setback matches the approved survey or site plan, every footing location matches the approved foundation plan, every elevation matches the approved plan as verified from the protected benchmark, and every relied-upon control point is undamaged, undisturbed, and located outside disturbance zones. Complete the Foundation Layout Verification Worksheet and resolve any unresolved conflict before releasing the layout for Project 02. If an item fails, identify whether the error occurred in document review, reference selection, measurement, elevation transfer, or control-point condition before recording the correction and re-running the affected check.

Project Closeout

You have completed the first project in the concrete and residential foundations sequence: verifying foundation layout and elevations. This project required you to verify the building footprint against the approved foundation plan (FN-001), confirm required setbacks (FN-002), check both building diagonals against the approved plan and stated tolerance (FN-003), verify footing locations (FN-004), confirm benchmark and control-point elevations (FN-005), and document foundation-layout readiness (FN-006).

You now have a verified and documented foundation layout with protected horizontal and vertical controls. That verified layout carries directly into the next project: building the residential footing forms that establish the concrete footprint you have just confirmed.

Protect the benchmark, building reference corner, and every transferred control point. You will rely on these exact references throughout footing formwork, reinforcement, and concrete placement in the projects that follow.
