Job Overview

This project qualifies you to install the approved structural subfloor panels over a completed and inspected floor-joist system, producing a flat, bonded, fastened, and gapped floor diaphragm ready for wall layout. The finished work product is a complete subfloor deck installed to the approved panel type, orientation, adhesive, and fastening schedule, with every panel edge supported, every joint staggered, and every fastener seated correctly.

You will review the subfloor-panel and fastening specification, confirm the framing below has passed inspection, clean and verify the joist tops, plan panel courses and joints, cut and dry-fit panels, apply approved adhesive within its working time, fasten each panel to the specified edge and field schedule, frame required openings, and inspect the completed deck before it carries wall-framing loads.

This project follows directly from Project 04, which installed the blocking, bridging, and reinforcement that restrain the joist system. Every wall framed in Chapters 6 through 12 is built and raised on the subfloor installed here, so panel flatness, fastening, and diaphragm continuity established in this project carry forward into every later wall.

Skills You Will Demonstrate

  • FR-025 — Lay out subfloor panel courses, joints, and openings from the approved orientation and reference line.
  • FR-026 — Apply approved construction adhesive within its temperature, open-time, and bead requirements.
  • FR-027 — Fasten subfloor panels using the approved edge and field fastening schedule.
  • FR-028 — Stagger panel end joints and maintain supported edges across courses.
  • FR-029 — Maintain the required perimeter and panel-edge expansion gaps.
  • FR-030 — Inspect the completed subfloor for fastening, gaps, damage, and flatness, and correct authorized deficiencies.

Where This Skill Fits

The subfloor deck installed here is the working platform for every wall-framing project in this book and the structural floor diaphragm that transfers lateral loads from the walls above to the floor framing below. A missed adhesive bead, an unsupported panel edge, or a closed expansion gap installed here can surface later as a squeak, a soft spot, or a panel that buckles once the structure is enclosed.

The panel-layout and fastening discipline taught here — staggered joints, supported edges, and a consistent fastening schedule — is the same discipline used again for wall sheathing in Chapter 12 and roof sheathing in Chapter 16.

Scope and Intended Use

This project covers:

  • reviewing the approved subfloor-panel type, thickness, span rating, orientation, adhesive, and fastening schedule
  • cleaning and verifying the joist framing below before panels are installed
  • planning panel courses, staggered joints, supported edges, and openings
  • cutting, dry-fitting, adhering, and fastening subfloor panels to the approved schedule
  • framing approved floor openings for stairs, ducts, plumbing, chimneys, and access
  • inspecting and correcting the completed subfloor before wall layout begins

This project does not authorize the learner to:

  • select subfloor panel type, thickness, span rating, adhesive, or fastening schedule without the approved project specification
  • cut a floor opening at a location or dimension not shown on the approved plan
  • leave an unsupported partial panel or narrow strip outside the approved layout
  • begin wall layout or apply framing loads to the subfloor before the completed-deck inspection is passed

Any condition suggesting damaged joists, unsupported panel edges, or a subfloor product not matching the approved specification must stop work in that area until direction is obtained.

Reference Conventions

Establish these references before any panel is placed, and do not change them once installation has started.

TermDefinition
First-course reference lineThe line struck perpendicular to the joists, from the approved building reference corner, that the first panel course is aligned to
Panel courseOne row of subfloor panels installed end to end across the floor framing
Staggered end jointA panel end joint offset from the end joints in the adjacent course by the approved offset distance
Supported edgeA panel edge that bears fully on a joist, rim board, or approved blocking rather than spanning unsupported between framing members
Panel gapThe specified space left at panel ends and edges to allow for moisture-related panel movement
Edge and field fastener zonesThe panel-perimeter fastening zone and the panel-interior fastening zone, each governed by its own spacing in the approved schedule

Reference and Panel-Layout Record

Before placing any panel, record the controlling product and layout data directly on the subfloor installation record:

Panel product and thickness: ______     Span rating: ______     Orientation: ______     Adhesive product: ______

Edge fastener spacing: ______     Field fastener spacing: ______     Required panel gap: ______     Date started: ____________

Prerequisites

Common Field Fundamentals

Every sheathing installation in this book, from this chapter's subfloor deck to the Chapter 12 wall sheathing and Chapter 16 roof deck, follows the same sequence: verify the framing below, plan panel courses and joints, dry-fit, bond or fasten, and inspect. Learning that sequence here, on a horizontal deck before any wall is raised, protects every later sheathing project in this book.

Framing verificationJoist spacing, blocking, and rim restraint confirmed complete before panels are placed
Course planningPanel orientation, staggered joints, and supported edges planned before cutting
Bonding and fasteningApproved adhesive and edge/field fastener schedule applied to each panel
Deck inspectionGaps, fastening, flatness, and openings verified before wall layout

Panel Orientation, Staggering, and Gaps

Subfloor panels are installed with their long dimension perpendicular to the joists unless the approved panel system specifies another orientation. Staggering end joints between courses distributes panel breaks across the deck so no long continuous joint line forms, and keeping every edge on framing prevents deflection or damage at unsupported joints. The required perimeter and end-joint gap accommodates panel expansion; closing that gap during installation can cause the deck to buckle after the panels absorb moisture.

  • Documentation: one subfloor installation record per floor area.

D. Acceptance Standards

CheckStandard
Panel edge supportEvery panel edge bears fully on a joist, rim board, or approved blocking; no edge spans unsupported between framing members
Joint staggeringEnd joints between adjacent courses are offset by the distance stated in the approved panel layout; no continuous unbroken joint line across multiple courses
Panel gapsPerimeter and end-joint gaps match the panel manufacturer's stated requirement; no gap is fully closed or forced tight
Fastener installationFasteners match the approved edge and field schedule for type, size, and spacing; seated flush without overdriving or missing framing
Adhesive bondAdhesive bead matches the manufacturer's size and placement requirement and the panel was seated before the adhesive skinned
Deck flatnessNo high or low joint exceeds the tolerance stated on the approved specification, checked with a straightedge

E. Framing Verification and Course Planning (Steps 1–7)

  1. Review the subfloor-panel type, thickness, span rating, orientation, edge profile, adhesive, fastening schedule, panel-gap, and diaphragm requirements. Record each value on the subfloor installation record before staging panels.
  2. Confirm joist spacing, blocking, rim restraint, openings, and framing inspection are complete. Verify the Project 04 inspection sign-off before placing any panel.
  3. Clean joist tops of mud, ice, standing water, debris, protruding fasteners, and incompatible coatings. Sweep and inspect the full joist run before staging panels over it.
  4. Verify joist crowns, elevations, and alignment before panels conceal the framing. Sight the joist tops with a straightedge and correct any deviation authorized under Project 04's acceptance standards before proceeding.
  5. Stage panels flat, dry, supported, and close enough for controlled handling. Keep staged panels off the ground on dunnage and covered from weather until placed.
  6. Establish the first panel reference line perpendicular to the joists unless the approved system requires another orientation. Strike the reference line with the chalk line from the building's primary reference corner.
  7. Plan full-panel placement, staggered end joints, supported edges, openings, and final-row cuts. Sketch the course layout on the installation record before cutting the first panel.

F. First Panel Placement and Adhesive Bonding (Steps 8–14)

  1. Confirm that every panel edge will bear on framing or approved edge support. Check the planned course layout from Step 7 against the joist and blocking layout before cutting.
  2. Measure and mark the first panel from a defined factory edge. Use the same factory edge as the reference for every subsequent measurement on that panel.
  3. Cut panels using supported work methods and protect the finished face and tongue-and-groove edges. Support the panel fully during cutting to prevent breakout at the cut edge.
  4. Dry-fit the first panel and verify square to the floor framing. Check the panel against the framing square before applying adhesive.
  5. Apply only the approved construction adhesive within its temperature, open-time, and bead requirements. Apply the bead to the joist tops the panel will bear on, following the manufacturer's placement pattern.
  6. Place the panel before the adhesive skins and seat its edges without damaging the tongue. Use a panel-edge pry bar or clamps to close tongue-and-groove joints without forcing the required gap closed.
  7. Maintain the required perimeter and end-joint gaps. Use gap spacers or the manufacturer's stated gap method at every panel end and edge.

G. Fastening, Subsequent Courses, and Openings (Steps 15–19)

  1. Fasten the first panel using the approved edge and field schedule. Drive fasteners in the sequence and spacing recorded on the installation record.
  2. Install subsequent panels in staggered courses and maintain joint support. Confirm each new panel's end joint is offset from the adjacent course by the approved distance before fastening.
  3. Use approved panel-edge tools or blocking to close tongue-and-groove joints without over-tightening required gaps. Recheck the gap after each panel is seated.
  4. Cut and frame openings for stairs, ducts, plumbing, chimneys, and access only from approved dimensions. Mark each opening from the plan before cutting and guard it immediately after the cut is made.
  5. Do not leave unsupported partial panels or narrow strips outside the approved layout. Adjust the course layout so every final-row cut still lands on supported framing.

H. Inspection, Correction, and Closeout (Steps 20–24)

  1. Inspect fastener type, spacing, seating, missed framing, overdriving, and panel damage during installation. Check each course as it is completed rather than waiting until the full deck is installed.
  2. Check the completed surface for high joints, low areas, squeaks, delamination, damage, and unsafe openings. Walk the full deck and check suspect joints with a straightedge.
  3. Correct failed fasteners, unsupported edges, damaged panels, adhesive gaps, and layout errors before wall framing. Use the approved repair method for the specific defect found; do not conceal a defect under later framing.
  4. Cover or guard all floor openings. Confirm every opening guard is complete and secure before leaving the area.
  5. Record panel product, orientation, adhesive, fastening, gaps, repairs, and inspection results. Complete the subfloor installation record before wall layout begins.

Common Verification Inspection

Inspect the completed subfloor using the same checks regardless of which section of the floor it covers.

Performance Check

With framing verification, course planning, panel placement, adhesive bonding, fastening, opening framing, and inspection complete, review the finished deck against the Acceptance Standards table and confirm every panel edge is supported, joints are staggered by the approved offset, perimeter and end-joint gaps match the manufacturer's requirement, fasteners match the approved edge and field schedule, adhesive bonded correctly, and the deck surface is free of high or low joints and unguarded openings. Complete and sign the subfloor installation record before wall layout begins in Chapter 6. If a discrepancy remains open, identify the responsible authority and required decision before proceeding.

Project Closeout

You have completed the fifth project in the residential framing sequence: installing subfloor sheathing. This project required you to lay out subfloor panel courses, joints, and openings (FR-025), apply approved construction adhesive within its working requirements (FR-026), fasten panels to the approved edge and field schedule (FR-027), stagger panel end joints and maintain supported edges (FR-028), maintain required expansion gaps (FR-029), and inspect and correct the completed subfloor before it carries wall-framing loads (FR-030).

You now have a flat, bonded, fastened, and gapped subfloor deck installed square to the floor framing and ready for wall layout. That deck is the working platform and structural diaphragm that every wall in Chapters 6 through 12 will be built and raised on.

Protect the completed subfloor deck and its guarded openings. You will lay out and build every wall in this book directly on the surface installed in this project.
