Job Overview

This project qualifies you to lay out and set a controlled field of ceramic or porcelain floor tile on an accepted backer-board substrate. The finished work product is one completed tile field: a verified dry layout with perpendicular control lines, a documented movement-joint plan, a mixed and applied thinset mortar bed with verified coverage, a set tile field with maintained joint width and controlled lippage, and accurately cut perimeter, doorway, pipe, and obstacle tiles.

You will establish reference lines from a dry layout; plan movement and perimeter joints; mix mortar to the specified ratio; spread and comb mortar within its open time; set tile while collapsing mortar ridges; maintain joint width and pattern with spacers or leveling devices; verify mortar coverage by lifting representative tiles; and inspect the completed field for layout accuracy, coverage, lippage, and clean joints before grouting begins in Chapter 13.

This project depends on the tile-backer substrate accepted in Chapter 11. The grouting, cleaning, and sealing work that finishes this floor is covered in Chapter 13 and must not begin until the mortar set in this project has cured for the required period.

Skills You Will Demonstrate

  • FL-067 — Establish tile layout using dry-laid reference rows and perpendicular control lines.
  • FL-068 — Mix thinset mortar using the specified water, mixing, slake, and remix procedure.
  • FL-069 — Spread mortar with the specified trowel and maintain coverage within the working time.
  • FL-070 — Set tile on the reference lines while collapsing mortar ridges and verifying coverage.
  • FL-071 — Maintain joint width, pattern, and lippage tolerance across the tile field.
  • FL-072 — Inspect tile alignment, coverage, lippage, cuts, and movement details.

Where This Skill Fits

This project follows directly from the tile-backer substrate installed and inspected in Chapter 11. It establishes every condition that Chapter 13 grouting depends on: joint width and depth, tile plane, preserved movement joints, and mortar coverage beneath every tile. A poorly planned layout, an underfilled mortar bed, or an uncontrolled lippage condition set in this project cannot be corrected by grouting and is the leading cause of cracked tile, hollow-sounding tile, and rejected tile-floor inspections.

The documentation habit established here — recording mortar batch, coverage checks, and cure conditions — is reused in Chapter 13's grouting record and in the Chapter 19 final quality inspection.

Scope and Intended Use

This project covers:

  • establishing dry-laid reference rows and perpendicular control lines for a ceramic or porcelain tile field
  • planning movement and perimeter joints before mortar is mixed
  • mixing thinset mortar using the specified water ratio, mixing time, slake period, and remix procedure
  • spreading and combing mortar within its open time and back-buttering tile where required
  • setting tile on the established reference lines, maintaining joint width, pattern, plane, and lippage tolerance
  • verifying mortar coverage by lifting representative tiles and correcting low coverage before it hardens
  • cutting and setting perimeter, doorway, pipe, and obstacle tiles with required clearance
  • cleaning mortar from tile faces and joints before it hardens and protecting the field through cure

This project does not authorize the learner to:

  • set tile on a substrate that has not passed the Chapter 11 backer-board inspection
  • fill designated movement joints with rigid grout or mortar
  • use mortar as a leveling layer to compensate for an unresolved flatness deficiency
  • grout, clean, or seal the completed tile field — that work is covered in Chapter 13 and may not begin before the specified mortar cure period has elapsed
  • proceed with tile setting when a stop-work condition identified in this chapter is present and uncorrected

Any layout, coverage, plane, or movement-joint condition that fails verification in this chapter must be corrected before grouting begins.

Reference Conventions

Establish these references before mortar is mixed, and do not change the defined control lines mid-project.

TermDefinition
Control lineA chalk or marked reference line, established perpendicular to a second control line, used to align every course of tile in the field
Dry-laid reference rowA row of tile placed without mortar to verify layout, joint width, and cut sizes before setting begins
Open timeThe period after mortar is spread during which it remains workable enough to properly bond tile, as specified by the mortar manufacturer
Mortar coverageThe percentage of a tile's back surface, and the corresponding substrate area, in full contact with mortar after the tile is set and pressed into place
LippageA vertical difference in height between the edges of two adjoining tiles, measured at the joint
Movement jointA joint at the perimeter, at changes in plane, or within a large field that must remain flexible and free of rigid mortar or grout to accommodate structural and thermal movement

Layout and Mortar Record

Before mixing mortar, record the confirmed layout and mortar product directly on the Tile-Setting Record:

Inspection area (room / rooms): ______     Tile size and pattern: ______     Specified joint width: ______

Mortar product and lot number: ______     Trowel size: ______     Date started: ____________     Builder name: ____________

Prerequisites

Common Field Fundamentals

Every step in this project depends on the layout and reference lines established before mortar is mixed. A tile field set without a verified dry layout, an accurate control line, or a planned movement-joint layout cannot be corrected without removing hardened mortar and tile.

Dry layoutReference rows placed without mortar to check cuts and pattern
Control linesPerpendicular chalk lines established from the confirmed dry layout
Movement jointsPerimeter and field movement joints planned before mortar is spread
Mortar mixingSpecified water ratio, mixing time, slake, and remix procedure followed
Mortar spreadingCoverage combed within open time using the specified trowel
Tile settingTile set on control lines, mortar ridges collapsed, joint width maintained
Coverage verificationRepresentative tiles lifted and checked for full mortar contact
Field inspectionLayout, joints, coverage, lippage, and cuts inspected before grouting

Layout, Mortar Mixing, and Coverage Verification

Every control line established in this chapter is derived from a dry-laid reference row checked against room dimensions, doorway alignment, and cut sizes at every wall. Do not chalk a control line directly from a wall measurement without first confirming it against a dry layout. Where the mortar manufacturer specifies a water ratio, mixing time, slake period, remix procedure, open time, or trowel size, follow that requirement exactly and record it on the Tile-Setting Record.

E. Layout and Reference-Line Establishment

  1. Review tile size, pattern, room dimensions, joint width, movement-joint plan, mortar, trowel, coverage requirement, and cut locations. Confirm every value against the approved tile assembly specification before proceeding.
  2. Confirm the substrate has passed inspection. Verify the Chapter 11 backer-board inspection record shows an approved plane, support, fastening, and seam condition for the inspection area.
  3. Dry-lay reference rows. Place tile without mortar in both directions across the inspection area using the specified joint width.
  4. Establish perpendicular control lines. Chalk two lines perpendicular to each other from the confirmed dry layout and verify the intersection is square using a measured diagonal check.
  5. Adjust layout to avoid unacceptable narrow cuts and poor doorway alignment. Shift the control lines and re-check the dry layout until every perimeter cut meets the minimum width and the doorway alignment is acceptable.
  6. Plan movement and perimeter joints. Mark the location of every required movement joint at the perimeter, at changes in plane, and within the field before mortar is mixed.

F. Tile Sorting and Cutting Setup

  1. Sort tile for color, size, pattern, and damage. Set aside any tile with visible defects before it enters the field.
  2. Cut sample pieces and verify wet-saw or cutter setup. Confirm the cutting equipment produces a clean, accurate edge before cutting field quantities.

G. Mortar Mixing

  1. Mix mortar using the specified water, mixing, slake, and remix procedure. Measure water to the specified ratio and mix for the specified time.
  2. Do not add water after the permitted mixing sequence. Discard and remix a batch that has begun to stiffen rather than adding water to restore workability.

H. Mortar Spreading and Tile Setting

  1. Spread only the area that can be covered within open time. Limit each spread section to the area the crew can set with tile before the mortar skins over.
  2. Comb mortar in one consistent direction. Use the specified notched trowel to comb ridges in a single direction across the spread area.
  3. Back-butter tile where required. Apply mortar to the tile back in addition to the substrate when the tile size or mortar manufacturer requires it.
  4. Set the first tile on the reference lines. Align the first tile precisely to the established control lines before continuing the course.
  5. Move the tile perpendicular to mortar ridges to collapse them. Use a slight perpendicular motion when setting each tile to fully collapse the combed ridges into solid contact.
  6. Install spacers or leveling devices where approved. Place the specified spacer or leveling-device system at every joint as tile is set.
  7. Maintain joint width and pattern. Check joint width against the specification at regular intervals across the field.
  8. Check tile plane and lippage frequently. Run a straightedge across adjoining tiles at regular intervals and correct any tile exceeding the lippage tolerance before the mortar sets.

I. Coverage Verification and Correction

  1. Lift representative tiles to verify mortar coverage. Remove at least one tile from each spread section while the mortar is still workable and inspect the back of the tile and the corresponding substrate area.
  2. Correct low coverage, skinned mortar, or hollow areas immediately. Re-comb or re-spread mortar and reset the tile before continuing to the next section.
  3. Keep mortar out of movement joints and excessive joint depth. Tool or trim mortar away from every marked movement joint before it hardens.

J. Perimeter, Cleanup, and Cure Protection

  1. Cut perimeter, doorway, pipe, and obstacle tiles accurately. Measure each location directly and cut the tile to the actual dimension.
  2. Maintain required perimeter clearance. Preserve the specified gap at every wall, column, and fixed object.
  3. Clean mortar from tile faces and joints before it hardens. Wipe excess mortar from the tile surface and from within the joints using a damp sponge before it sets.
  4. Protect the installation from traffic and vibration through cure. Restrict foot traffic and following-trade work for the mortar manufacturer's specified cure period.
  5. Inspect layout, joints, coverage, lippage, cuts, and movement details. Complete the full field inspection described in the Common Readiness Inspection section before proceeding to Chapter 13.
  6. Document mortar, trowel, batch, coverage checks, and cure. Record every required entry on the Tile-Setting Record.

Common Readiness Inspection

Inspect every completed tile field using the same checks regardless of tile size, pattern, or room shape.

Skill Check

  1. Why must a dry-laid reference row be checked in both directions before any control line is chalked?
  2. What must be verified about the substrate before mortar is mixed, and why?
  3. Why must mortar be spread only in an area that can be covered with tile within its open time?
  4. What must be done immediately if a lifted representative tile shows low or skinned mortar coverage?
  5. How does lippage differ from joint width, and why must both be checked separately during setting?
  6. Why must movement joints be marked before mortar is spread rather than cut into the tile field afterward?
  7. What conditions require discarding a mixed mortar batch rather than adding water to restore workability?
  8. Why must mortar be cleaned from tile faces and joints before it hardens rather than after?
  9. What must be confirmed before the tile field may be handed off to Chapter 13 grouting?
  10. Why must the specified cure period be observed before foot traffic or grouting begins?

Performance Check

With the layout established from a confirmed dry-laid reference row, mortar mixed and spread within its open time, tile set with verified coverage, joint width and lippage maintained within tolerance, and perimeter and obstacle tiles accurately cut, compare the finished tile field against the Acceptance Standards table and confirm control lines are square, every lifted representative tile shows full mortar coverage, every checked joint is within the lippage tolerance, every movement joint is free of mortar intrusion, and the Tile-Setting Record is complete. Correct any failed item and repeat the affected check before beginning Project 13. If an item fails, identify whether the error occurred in layout, mortar mixing, mortar spreading, tile setting, or coverage verification before correcting it and re-running the affected check.

Project Closeout

You have completed the twelfth project in the residential flooring sequence: laying out and setting floor tile. This project required you to establish a verified layout, mix and spread mortar within its working time, set tile with maintained joint width and controlled lippage, verify mortar coverage, and cut and set perimeter and obstacle tiles (FL-067 through FL-072).

You now have a completed tile field, set on verified control lines with documented mortar coverage, that Chapter 13 depends on directly. That work carries into the next project: grouting, cleaning, and where required sealing this same tile floor once the specified mortar cure period has elapsed.

Retain your Tile-Setting Record, including mortar batch information, coverage checks, and cure conditions. You will reference this exact record before Chapter 13 grouting begins.
