Definition

Collateral is an asset pledged by a borrower to secure a loan. If the borrower fails to repay the debt, the lender has the legal right to seize, foreclose on, or otherwise claim the collateral.

Collateral in Real Estate

In commercial real estate transactions, the property itself is typically used as collateral for a mortgage loan.
