Dilution

Real Estate Investing Glossary – Malone Global University

Definition

Dilution is the reduction of an investor’s ownership percentage or economic interest in a property or partnership. It typically occurs when new equity is issued or when an investor fails to participate in a capital call.

How Dilution Happens

Why It Matters

Example

An investor owns 20% of a real estate partnership. The partnership issues additional equity to fund unexpected repairs. The investor does not participate. After the new capital is contributed, their ownership decreases to 15%. Their share of cash flow and sale proceeds will now reflect the lower percentage.

Dilution vs. Value Creation

Dilution is not always negative. If additional capital significantly increases property value, a smaller percentage of a larger asset may still produce attractive returns. Context and performance matter.
