Distressed Property

Real Estate Investing Glossary – Malone Global University

Definition

A distressed property is a property facing financial, legal, or physical problems that impair performance or threaten ownership. Distress often creates a motivated seller and can result in discounted pricing — but it also increases complexity and execution risk.

Types of Distress

Common Deal Paths

Why It Matters to Investors

Distressed acquisitions can offer strong basis and higher returns when executed correctly. The tradeoff is that distress usually increases timeline uncertainty, capex needs, and legal diligence requirements.

Investor Underwriting Notes

Example

An apartment property is 55% occupied due to poor management and deferred maintenance. The owner is behind on debt service and faces a loan maturity. The property may trade at a discount, but the buyer must fund renovations, rebuild leasing, and carry the asset through a multi-month stabilization period.
